Obtain an EPC

An Energy Performance Certificate (EPC) rates your property’s energy efficiency and is legally required before marketing. If you don’t have one, you’ll need to obtain it before listing your property.

Instruct a Solicitor

A solicitor or licensed conveyancer is needed for the legal process of buying or selling a home. They handle all legal aspects, including title deeds and contracts.

Presenting Your Property

Ensure your property is clean, tidy, and decluttered for viewings. Depersonalise the space to help buyers envisage themselves living there. We’ll arrange appointments at convenient times and provide feedback after each viewing.

Marketing Your Property

Maximise exposure through a ‘For Sale’ board, email campaigns, direct marketing, and listings on our website and property portals like Rightmove and Zoopla. Our inhouse team offers professional photography, video tours, and floor plans, all included in our sales package.

Accompanied Viewings

We offer flexible viewing times, including evenings and weekends. Our accompanied viewings ensure safety and allow us to highlight your property’s best features, providing honest feedback to potential buyers.

Receiving an Offer

We’ll inform you of all offers, verifying their validity and financial backing. We aim to secure the best possible price for your property, acting in your best interests.

Exchange of Contracts and Completion

Once contracts are exchanged, both parties are legally committed. The completion date is set, and on that day, legal ownership transfers to the buyer. Congratulations on selling your home!
